Building Signage

Building signage is the largest and most demanding work we do. Facade lettering, fascia signs, pylon and totem structures, and full directory systems for multi-tenant premises. It has to survive years of direct sun and heavy rain, be readable from the distance people actually approach from, and go up safely at height. We handle the survey, the fabrication and the installation ourselves.

What counts as building signage?

Building signage covers everything that identifies a premises from the outside rather than a single shop unit. That includes facade or parapet lettering carrying the company name high on the elevation, fascia signs above a main entrance, freestanding pylon and totem structures at a driveway or car park, wall mounted directories listing tenants and floors, and the wayfinding that gets a visitor from the gate to the right door.

It differs from shopfront signage in three ways that all cost money: scale, exposure and access. Letters are larger because reading distances are longer. Everything is fully weather exposed, so material and fixing specification matter far more. And installation frequently needs scaffolding, a boom lift or rope access, which is often a significant part of the total cost and the single biggest reason quotes vary between suppliers.

What matters most on building signage

Sized for the real approach distance
We work letter height back from where people actually first see the building, whether that is a road, a car park entrance or a walkway. Undersized facade letters are the most common and most expensive mistake.
Specified for full exposure
Facade signage gets no shelter at all. Material choice, sealed construction, drainage and marine grade fixings are what decide whether it still looks right in five years.
Access planned before quoting
Scaffolding, boom lift or rope access can be a large share of the cost. We assess it during the survey so the quote reflects reality rather than being revised upward later.

Approvals, landlords and why to raise them early

Building signage is the category most likely to need permission, and finding that out after fabrication is an expensive way to learn. Signage fixed to a building facade, signs that project over a walkway or boundary, freestanding structures, and any signage on a conservation building commonly require approval from the relevant authorities. Illuminated signage connected to mains supply brings its own electrical requirements.

On top of that, landlords, building management and mall operators almost always have their own signage guidelines covering permitted size, position, illumination levels, operating hours and sometimes even material and colour. These are frequently stricter than the statutory requirements and are easy to overlook in a lease.

Requirements vary by premises and change over time, so always confirm the current rules for your specific building before fabrication starts. We design with the likely approval path in mind from the outset, which usually means preparing artwork and dimensions in a form that can be submitted rather than having to be redrawn.

Access is often the biggest line in the quote

For anything above ground floor level, how the sign gets installed can cost as much as the sign itself. A fascia sign at three metres goes up from a ladder or a small platform. The same sign at twelve metres needs a boom lift, and if the building has no vehicle access on that elevation it may need scaffolding or rope access instead, which changes the number substantially.

This is the main reason building signage quotes differ so widely between suppliers, and why a quote given without a site visit should be treated with suspicion. A supplier who has not looked at your elevation is guessing at the largest variable, and that guess usually gets corrected upward once they arrive.

It also affects maintenance. A sign that is difficult and expensive to reach is a sign whose failed LED will not get fixed promptly. Where access is genuinely difficult, we specify more conservatively, using higher grade components and accessible driver positions, precisely because going back up is costly.

Materials that survive a Singapore facade

Aluminium composite panel is the standard for large flat facade areas. It stays flat rather than oil-canning in heat, is light enough to reduce fixing loads, and takes a durable finish. Formed aluminium is the usual choice for built-up facade letters, being light, weatherable and easy to fabricate at large letter heights.

Stainless steel is the premium option for entrances and corporate frontages, and 316 grade in particular handles humidity and coastal air far better than the cheaper 304. Powder coated mild steel works where a specific colour is needed at lower cost, but the coating has to be intact, since any chip becomes a rust point. Acrylic is generally not the right material for a fully exposed facade, whatever its merits indoors.

The details decide longevity more than the panel does. Fixings must be stainless or marine grade, because ordinary steel rusts within months and streaks brown down the elevation, which is both ugly and expensive to clean off render. Sealed construction with proper drainage stops water sitting inside letter boxes and corroding the electronics. None of it is visible when the sign is new.

Building signage spans the widest price range of anything we make, because scale and access vary so much. A single entrance sign and a full multi-storey identification system are different projects entirely.

We are BCA-LEW licensed, so illuminated facade and entrance signage is connected by our own licensed electrical worker rather than by a separate contractor arriving after us.

We carry public liability insurance covering on-site work including installations using scaffolding, boom lifts and elevated access. Fabrication is warranted for 12 months and installation for 6 months, stated in writing on your quote. On high-level signage that warranty is worth reading, because the cost of returning to a difficult position is precisely why we specify marine grade fixings and accessible driver locations.

Frequently. Faded faces can be replaced, fluorescent lighting can be converted to LED at much lower running cost, and corroded fixings can be replaced before they cause structural problems. Whether refurbishment makes sense depends on the condition of the structure and how expensive access is. We assess and advise honestly at the survey.

What warranty and insurance do you provide?

Every sign we make carries 12 months warranty on fabrication and 6 months on installation, and those terms are stated in writing on your quote rather than left implied. We also carry public liability insurance for all on-site work, including installations needing scaffolding or a boom lift, and we are BCA-LEW licensed, so any mains connection is made by our own licensed electrical worker.
